Post Falls City Council Approves 47-Unit Residential Project in Steckman Annexation
POST FALLS, Idaho — On Tuesday, the Post Falls City Council unanimously approved the annexation of a 6.7-acre parcel into the city’s limits, designating it as an R2 residential zone. The property, located west of the intersection of North Brookie Drive and North Spokane Street, is planned to accommodate 47 two-story single-family homes.


The annexation, referred to as the Steckman Annexation, was proposed by Van Houten Consulting and Design on behalf of Blackwell Homes. Under the R2 zoning classification, the area will primarily support single-family residences and duplexes, in accordance with Post Falls municipal zoning regulations.
During the council meeting, Maggie Lyons, representing the Panhandle Affordable Housing Alliance (PAHA), expressed support for the project. She noted ongoing discussions with Blackwell Homes to potentially deed-restrict some units for affordability, similar to the approach used in the “Miracle on Britton” development at Greensferry and Britton roads.
“We will find the buyers for these homes,” Lyons said, referring to PAHA’s efforts to assist first-time homebuyers.
Some residents voiced concerns related to infrastructure. Linda Wilson, a nearby resident, supported the need for affordable housing but raised issues about increased traffic and emergency access, particularly if Tennessee Avenue remains the sole access point.
City Councilor Samantha Steigleder requested clarification on the traffic plan. City engineer Rob Palus explained that current access routes include Tennessee Avenue to Grange Avenue and onward to Chase Road, but noted that future infrastructure improvements are anticipated.
The project will proceed under Post Falls’ zoning and development guidelines, with further details to be finalized as the development progresses.
